Job Description

Amherst County is accepting applications for the position of Building/Property Maintenance Inspector.

What you'll do:

As a Building/Property Maintenance Inspector, you will:

• Conduct on-stie inspections of new construction, renovations, and exiting structures - both residential and
commercial
• Ensure compliance with the Virginia Uniform Statewide Building Code and related local ordinances
• Inspect structural, electrical, plumbing, and mechanical systems for safety and code adherence
• Evaluate properties for ongoing maintenance code compliance
• Review construction for adherence to approved plans
• Document findings through detailed inspection reports and logs
• Respond to citizen complaints and inquiries regarding code enforcement
• Support other duties as assigned within the department

What we are looking for:

• High school diploma or equivalent
• At least three years of experience and general knowledge of building construction, fire protection, or property maintenance work
• Working knowledge of applicable codes and construction methods
• Strong written and verbal communication skills
• Ability to read construction documents and navigate permit management systems
• A team player who can also work independently in the field

Required licenses and certifications:

• Valid driver's license in the Commonwealth of Virginia
• Must possess or obtain and maintain Combination Residential Inspector certifications and Combination
Commercial certifications within an acceptable timeframe as determined by the department

Why Amherst County?

• Starting salary of $55,485, based on qualifications and experience
• Full County benefits, including health insurance, retirement, paid leave, and professional development
• Career growth potential in a supportive and mission-driven environment
• Opportunities to serve your community and contribute to safer, code-compliant construction practices

Real Talk:

Let's be honest-this job is not easy. You'll need to balance multiple inspections each day, interpret complex building codes, and sometimes work with contractors or property owners who don't always see eye to eye with code enforcement. There will be days when weather, tight deadlines, or unexpected site conditions make the work more challenging.

You'll need to be firm but fair, professional under pressure, and adaptable to a wide variety of construction and maintenance situations. Some contractors may need extra guidance, some citizens may need help understanding the "why" behind our regulations-and that's okay. Your job is to uphold safety and compliance while helping move projects forward the right way, not to get in the way.

If you believe in doing things right the first time, maintaining high standards, and being a trusted resource for your community, this could be a great fit for you.
